Budget finalised, loan pre-approved — now stuck on which project for investment. I'm currently in a 2BHK in Ghaziabad, looking to upgrade to a 3BHK, mostly for investment purposes. Shri Balaji Apartment kaafi sunn raha hoon. Interested in its long-term potential. Capital appreciation kitni expect kar sakte hain yahan se? Matlab, is it really a good long-term hold ya just short-term gains? Aur resale market kitna liquid hai for Shri Balaji? Will I be able to exit easily after 5-7 years if needed? Also, rental yield kya hai for a 3BHK? Want to know if the premium is justified for an investor like me. Any insights on investor vs end-user ratio? Don't want a ghost society. Bhai, investment ke liye bahut careful rehna padta hai. Maine 3 saal pehle ek project mein invest kiya tha Abhay Khand mein, builder ne bahut lamba khincha, abhi tak possession nahi mila. Shri Balaji ka builder ka track record kaisa hai? Pehle ke projects time pe deliver kiye hain kya? Investor vs end-user ratio bhi important hai, ghost society ka darr toh rehta hi hai.
U4, builder ka track record mixed hai. Kuch projects theek the, kuch mein issues aaye hain. Shri Balaji mein delays toh hue hain, but abhi thoda better hai situation. Investor ratio thoda high hai, I agree.
