My 2BHK upgrade path: lessons learned for legal due diligence
Kanakapura Road pe projects dekh raha hu for a 3BHK upgrade. Currently in a 2BHK near Whitefield, already have a home loan. Last time, property purchase mein thoda stress tha, RERA utna strong nahi tha. Ab toh bahut rules hain, but not sure kitne log actually RERA website pe jaake builder ka track record ya project details check karte hain. Bhoo Developers ka SLV Icon dekha hai, reviews mixed hain, so legal due diligence bahut important lag rahi hai. Encumbrance certificate aur title deeds ko deeply verify kaise karein, especially when builders sometimes have multiple mortgages? Pata chala baad mein property pe koi dispute hai ya OC delayed hai toh investor exit options ka kya hoga? Koi good lawyer ya agency recommend kar sakte ho Bangalore mein for this?

Yaar, totally relate to this stress! Mera bhi first home loan tha, aur ab upgrade ka soch ke hi darr lag raha hai. RERA toh hai, par builders ke loopholes nikalne mein time nahi lagta. Koi achha lawyer ya property consultant hai kya jo sirf legal docs check karta ho, not just pushes properties?
