My 2BHK upgrade: Rajkot's hidden costs dilemma
Is anyone actually getting true all-in prices upfront from builders in Rajkot? I'm currently in a 2BHK near University Road, thinking of upgrading to a 3BHK or even a small villa. My budget is around ₹1 Cr. Dekh raha hoon Mota Mava ya 150 Feet Ring Road side. Visited Krishna Kunj by Ansal API, brochure mein sab sahi lagta hai. But builders ki quotes mein hamesha kuch na kuch missing lagta hai. What's the real story with hidden charges? Matlab, OC, meter charges, society formation, utility connections, ye sab kitna add karte hain final cost pe? People say Rajkot mein negotiation possible nahi hai, is that true? Or can we still push for a discount on PLC ya phir interiors? I'm trying hard to avoid any last-minute surprises at possession time. Kya kisi ko accurate idea hai final cost mein kitna extra upar aata hai quoted price se?

U8 is right. RERA says 'all costs', but builders often play with definitions. For example, 'utility connection charges' are often quoted as a nominal amount, but then they'll add charges for specific meters (water meter, gas meter, society's main electricity meter contribution) which are separate. I faced this with a property in Mota Mava; the gas connection alone was ₹25,000 extra, not included in the 'utility' head.
U5, RERA ka rule toh hai but Rajkot mein enforcement thoda loose hai. GST, stamp duty, registration are almost always separate. Expect around 7-8% extra for these over the basic property cost. Builders mostly quote only the apartment value.
