This oversupply can definitely impact appreciation. Upgrading from a 2BHK to a luxury 3BHK or 4BHK needs a solid reason beyond just 'luxury'. Are you looking for better schools nearby, or just more space? The value proposition needs to be very clear, otherwise it's easy to get caught in the hype and end up with an asset that doesn't perform well.

Luxury is just a marketing gimmick for builders to charge more. Most of it is just fancy fittings, not real value.

Akshayanagar mein appreciation ka data thoda tricky hai. High-end properties mein liquidity kam hoti hai. Have you checked the actual resale values in that area for similar luxury projects from 3-4 years ago? Kitna appreciation dekha hai wahan?
Amenities ka toh poochho mat! Half the time, the fancy stuff they show in brochures is either incomplete or poorly maintained. Sahi kaha, gym kabhi chalta nahi, lift baar baar atak jaati hai.

Nahi yaar, you're not alone! Maintenance is a huge trap. My friend bought a 3BHK in a 'premium' society near Sarjapur Road, and their monthly maintenance bill is almost equal to a small EMI. Swimming pool saal mein do mahine band rehta hai, gym equipment purana hai. It's ridiculous.
