My 3BHK hunt in Sector 107: Builder promises vs reality
Spent the whole Sunday checking out options in Noida Sector 107. I'm really trying to find a good 3BHK under 1.5 Cr, but honestly, the difference between brochure claims and actual site reality is frustrating. One builder promised possession in 6 months, but construction's barely 70% done from what I saw. Another had hidden charges for PLC and club membership not mentioned initially. From my experience, these delays kill ROI. Has anyone here bought in Sector 107 recently? Which projects actually delivered on time and didn't have these nasty surprises? I'm looking for genuine ground-reality opinions.

I agree with the frustration. My friend booked a 2BHK in Alistonia Estate, Sector 107, two years back. They were promised possession in 18 months, but abhi tak toh foundation bhi complete nahi hai properly. The market is slow right now, so builders are desperate for sales and make all sorts of claims. What about projects closer to Alpha I Greater Noida, are they any better?

Alpha I side mein thoda better hai, but prices are higher. For 1.5 Cr, you might get a 2BHK there, not 3BHK. I saw a project near Alpha II commercial belt, they were quoting 7500 psf, which is way above Sector 107 rates, but possession was almost ready.
Yaar, Sector 107 is tricky. A lot of builders there have a history of delays. Are you talking about that project by Rohin Real Estate Llp? I heard they're selling aggressively, promising possession soon, but they have zero completed projects till date. That's a huge red flag for a first-time buyer, especially with your budget. Have you checked their RERA status properly?
Exactly! My cousin booked with a new builder in Sector 150 a few years ago based on similar promises. Still waiting for possession, EMIs going on. It's a trap for first-timers. Better to go with established names, even if it means stretching the budget a bit.
Haan U2, Rohin Real Estate Llp ka hi tha woh project. RERA status toh bas 'under construction' dikha raha hai, koi completion date nahi.
Totally understand your frustration, bhai! Sector 107 mein prices under 1.5 Cr for a 3BHK are already tough to find. Aur upar se yeh builder log ka drama. I visited a site near Ajayabpur last month, they showed me a fancy sample flat, but the actual construction was nowhere near completion.
