My 3BHK at Salarpuria Sattva Nampally, possession last month, cost ₹1.8 Cr. They quoted 1800 sqft super area, but carpet area is barely 1200 sqft. This super area vs carpet area trap is infuriating. Did anyone else get caught by this? How do you even dispute this post-possession? Feel totally cheated.

Yaar, ye builders ka scam hai. Har jagah yahi scene hai. RERA bhi kuch khaas help nahi karta in cases mein, especially post-possession.

The only way out is if the builder explicitly promised a *higher carpet area* in writing (like in a brochure or initial proposal) than what was delivered AND what was mentioned in the final RERA agreement. Otherwise, the registered document holds. Always ask for carpet area price and cross-check with RERA site before booking, that's the only real safeguard.

Exactly! Mere friend ko bhi Ameerpet mein yahi experience hua. Super area dikhate hain, carpet area mein cut. Total fraud.
Haan bhai, super area ka locha almost sabko hota hai. Builders use it to inflate prices. RERA ne carpet area define kiya hai but super area ka calculation abhi bhi builder ke haath mein hai. So unless you negotiate on carpet area price, you'll always feel this pinch.
