Just got possession of my 3BHK in Noida Extension last month. Honestly, thought construction quality would be better. Kuch plaster cracks dikh rahe hain already, and seepage ka bhi issue hai bathroom mein. My friend has a flat from Godrej Properties and says unka finishing kaafi accha hai, but maintenance charges seem high. Gaursons ke societies ka kya scene hai after 2-3 years? Builder ka involvement in RWA formation and general society upkeep? Thoda advice chahiye from people who own ATS or Godrej flats in Greater Noida West. Should I expect these issues from premium builders too? Things nobody told me.

I've seen some of their projects, like Gaur City, which are generally well-maintained, but others have struggled with RWA management and common area upkeep, especially if the builder pulls out too quickly. It really depends on the specific project and how active the residents are. Don't rely solely on the builder for long-term upkeep.
Honestly, even premium builders like ATS or Godrej can have minor issues, but usually, their after-sales service and structural quality are much better. My sister has a flat in ATS Pristine, and while there were a couple of minor touch-ups needed, they were resolved quickly. You pay a premium for that peace of mind, hopefully.

Exactly, U9. My friend bought in Godrej Golf Links. Finishing is top-notch, no doubt. But the maintenance charges are insane, and even then, sometimes things take time to fix. They are responsive, but expecting perfection is unrealistic even from them. So yes, to U1's question, minor issues can still crop up, but the builder's response makes a huge difference.
Peace of mind at what cost? ATS ka rate toh sky-high hai bhai. Budget buyers like us can't even dream of it. What's the point if you're still getting cracks for that price?

Bhai, RWA formation mein toh builders ka involvement initially rehta hi hai. They usually put their own people or support certain groups to keep control, especially with maintenance contracts. Gaursons mein bhi yahi dekha hai, initially RWA banane mein thoda time lagta hai and builder has a say. You need to be proactive and form a strong resident body.
