Been in real estate for years, but buying my own 3BHK in Hyderabad feels totally different. I'm eyeing a place in Manikonda, maybe Salarpuria Sattva, around ₹1.5 Cr. My main worry is the all-in cost. Builders usually quote just the base price, but stamp duty, registration, PLC, parking, and especially hidden charges... they add up so fast. Kya builders really negotiate on the base price in Hyderabad? Off the record, what's a realistic discount percentage on a new project? Has anyone faced massive, unexpected charges at possession time not disclosed clearly upfront? Like extra maintenance or society formation fees? I know the super area vs carpet area games, but what else should I watch out for to avoid surprises?

Manikonda is a good choice, but ₹1.5 Cr for a 3BHK might be pushing it if you're budget-conscious after all these extra charges. Current market conditions in Hyderabad are seeing prices stabilize slightly, but premium locations still command a high. Have you looked at any other projects in that area or slightly further like Narsingi? Salarpuria Sattva is premium, so expect premium hidden charges too.
The key is to ask for a comprehensive cost sheet *before* booking, not just the brochure price. Make sure it includes GST, stamp duty, registration, legal fees, amenities, parking, corpus fund, maintenance advance, and IFMS. If they hesitate, it's a red flag. Also, talk to existing residents if it's a phase-wise project – they'll give you the real picture.
I bought a 2BHK in Alwal three years ago, and my biggest shock was the society formation charges and the initial maintenance deposit.
