My 3BHK reality check after moving in
Okay, so I just moved into my new 3BHK near SPR, possession was in March. Honestly, the initial excitement is fading a bit. Things nobody told me about real estate in Gurgaon, especially post-possession. My biggest headache right now is construction quality. Builder ne bola tha top-notch finishing, but abhi se plaster cracks aur paint peeling dikh rahi hai. Is this normal? And the maintenance charges! They seem so high for what we're getting. DLF, M3M, Emaar ke projects mein bhi similar issues hain kya? Thinking about Godrej ya Tata next time, but not sure if it's worth it. Kya kisi ka first-hand experience hai with these builders after moving in? How do they handle post-handover snags?

This is a widespread problem, sadly. Many builders, even the big names like DLF or M3M, sometimes cut corners, especially with contractors. Did you get a third-party inspection done before taking possession? It's a small investment that can save huge headaches later. Also, what about the common areas and amenities? Are they maintained well for the high charges you mentioned, or is it just the basic stuff barely working?
Rs. 4-5 is standard now in Gurgaon, but quality matters. Sad to hear about the gym and pool. It'
Third-party inspection is crucial, totally agree! We missed that step and are regretting it now. For the common areas, they are okay-ish, but for the Rs. 4-5 per sqft they charge, I expect much more than just basic cleaning and a half-functional gym. The swimming pool is often dirty, and security is lax, which is a major concern with families.
Honestly, this is the story of almost every second project in Gurgaon. I booked in an Emaar project a few years back, thinking they'd be better. Post-handover, the plumbing was a mess, and they took ages to fix it. Maintenance charges are a joke for the facilities provided, and the RWA is always fighting with the builder. Are you sure about Godrej or Tata? My friend had a decent experience with Godrej in Noida, but Gurgaon might be different. What kind of issues are you seeing with plaster cracks specifically – are they hair-line or wider?
No, Godrej Noida was mostly minor snags like uneven paint or fixture issues, nothing structural. They fixed most of it, but it took follow-ups.
Yes, the RWA-builder fights are a never-ending saga. For plaster cracks, if they are hair-line, it could be minor settlement, but wider ones indicate poor curing or structural issues. The original poster mentioned paint peeling too, which often accompanies moisture or poor plasterwork. Did your friend in Noida face any similar structural issues with Godrej, or was it mostly cosmetic?
Yaar, I totally get where you're coming from. My cousin just got possession in a project near SPR too, not far from **Baharampur Naya**, and they're facing similar issues with finishing. Builder promises high-end, but delivery is always different. It's so frustrating after putting in all your savings.
Exactly! Builder ka marketing alag, reality alag. They show you glossy brochures and deliver something else entirely.
