₹1.8 Cr for a 3BHK in Gachibowli, but the super area feels crazy inflated. My Home project brochure showed 1800 sqft, but carpet area is barely 1300. 1.8 Cr for 3BHK in Gachibowli is already on the higher side, even with current market rates. With such a huge difference in carpet area, it just seems overpriced. Have you considered areas like Attapur or even parts of Ameerpet? You might get much better carpet area for that budget, or at least a more realistic super-to-carpet ratio.

I saw a project in Kokapet where they quoted 2000 sqft super area, but when I dug deeper, the carpet area was just 1450 sqft. That's almost 25% loading! RERA ke rules hain, but implementation on ground zero feels like a joke sometimes. It's like they're selling you air for the price of concrete.
Check the project's RERA filing. Sometimes, they declare the exact carpet area there.
