My 3BHK search: Gurugram floor rise vs. real deals

Floor rise premium ka kya scene hai Gurugram mein? I'm looking for a 3BHK, mostly around Golf Course Extension ya Dwarka Expressway side. My budget is around ₹2.5-3.5 Cr. I work in real estate but buying for myself is a whole different ball game, yaar. Builders always push for higher floors saying 'better view, better air', but sometimes it feels like just another way to inflate the price. Is it genuinely worth the extra 5-10 lakhs, or should I stick to lower floors? Also, should I deal directly with the builder or work with a broker for spot discounts? Honestly, not sure who'll get me a better deal on the final price, especially with all the 'no negotiation' talk. Any recent experiences with getting good spot discounts?
