My 3BHK search in Greater Noida: Feeling the market heat

Been looking for a 3BHK in Greater Noida for almost a year now, and honestly, I'm feeling the heat. As someone jo khud real estate mein hai, I know the market ka pulse, but apna ghar lena is a different ball game. Builders like Godrej and ATS ke projects dekhe hain Noida Extension aur Sector 150 mein. Pehle laga prices are okay, but ab lagta hai kaafi badh gaye hain, especially with all the Jewar Airport hype. I'm seeing 3BHKs around ₹1.2Cr - ₹1.5Cr, which is a big jump from even 6 months ago. I know infra development jaise FNG Expressway aur Metro extension are pushing values, but is this the right time to jump in? Yaar, kahin peak pe toh nahi khareed raha main? What's the general sentiment? Should I wait a bit, ya abhi bhi upside hai? I'm targeting end-use, but ROI bhi toh dekhna hai. Any thoughts from experienced buyers?
