Been looking for a bigger flat since last Diwali, and honestly, Noida Extension feels like a maze sometimes. Kids are growing up, need a good 3BHK near a decent school. Sector 63A mein dekh raha tha, wife ko wahan ka vibe sahi laga. Kutumbh Buildwell Llp ke ek project mein interested hoon, but builder quoted price pe kitna negotiation possible hai? Log bolte hain 5-10% is doable, but is that true for Noida Extension abhi? Aur yeh jo all-inclusive price dete hain, usmein sab cover hota hai kya? Matlab, stamp duty, registration, PLC, parking, maintenance deposit – sab includes? Ya possession ke time aur hidden charges nikal aate hain? I'm worried about surprise costs baad mein. Koi experience share kar sakta hai?

Dekho, 5-10% negotiation is a myth in most good projects these days, especially in prime areas of Noida Extension. Builder abhi itna pressure mein nahi hai ki itna discount de. Kutumbh Buildwell ki baat karein toh unka track record theek hai, but negotiation margin unke projects mein historically kam hi raha hai. Maine bhi ek project dekha tha unka, max 2-3% on base price, that's it. Usse zyada expect mat karna. They'll try to upsell you on better views or parking slots.

Bhai, same to same situation! Noida Extension mein prices ka calculation samajhna mushkil hai. Kutumbh Buildwell ka project suna hai, but hidden charges ka darr toh rehta hi hai. All-inclusive bolte hain par baad mein kuch na kuch nikal hi aata hai, isliye main bhi bohot cautious hoon.
