Has anyone regretted buying pre-launch for a 3BHK in Manikonda? I'm currently in a 2BHK and looking to upgrade, eyeing Salarpuria Sattva's new project. Is the early-bird discount on pre-launch genuinely better, or do you get similar deals later? Also, as an investor, what's smarter: a construction-linked payment plan or putting down more initially? I'm trying to figure out the best financial move for long-term ROI in Hyderabad. Any insights on these payment strategies would be super helpful.

Salarpuria Sattva ka RERA status aur past projects ka possession record kaisa hai Manikonda mein? Kisi ko pata hai?
Manikonda mein unka ek project tha 4 saal pe
Salarpuria Sattva ka RERA record toh clear hai, but delays ke complaints sunne ko mile hain pehle projects mein.
Mujhe toh payment plan zyada confuse kar raha hai. Yeh construction-linked payment plan mein kya hidden charges hote hain? Aur agar interest rates badh gaye, toh burden aur badh jayega na? Should I try to pay more upfront to reduce EMI burden?
Payment plan mein flexibility dekho. Kuch builders construction-linked ke saath ek 'flexi-payment' option dete hain jahan initial stage mein kam pay karna hota hai. But as an investor, agar aapka goal appreciation hai, toh construction-linked theek hai, kyunki aapka capital block nahi hota. Par agar rent se income chahiye jaldi, then ready-to-move better hai. Interest rates are a concern, but usually banks offer fixed for initial years. You need to crunch numbers carefully.
Construction-linked plan mein hidden charges nahi hote generally, but delays can hit you hard. Agar builder slow hai, aapko EMI toh deni padegi, but ghar nahi milega. Initial down payment zyada karne se loan amount kam hota hai, but liquidity block ho jaati hai. Depends on your cash flow.
Honestly, pre-launch is a double-edged sword. I booked a flat in Attapur 3 years back with a big builder, thinking early bird milega. They delayed possession by almost 2 years, and the final quality wasn't what was promised in the brochure. My friend, on the other hand, got a good deal in Begumpet by waiting for a ready-to-move project. Builder ka track record check karna bahut zaroori hai, especially for Salarpuria Sattva. Don't just go for discounts, look at the builder's past projects.
Haan bhai, possession delay is the biggest fear. Mera friend toh legal notice dene ki soch raha hai.
Totally agree with your point about builder track record. My cousin faced a similar issue with a project near Ameerpet. They were promised a certain completion date, but it got pushed twice. Ended up paying extra rent for months. It's not just about the discount, it's about peace of mind.
Bhai, main bhi same dilemma mein hoon! Salarpuria Sattva ka project looks good on paper, but pre-launch mein risk kitna hai, yahi samajh nahi aa raha. Discounts toh tempting hain.
