Basantpur Saitli keeps coming up every time I shortlist something for our 3BHK. We're upgrading for the kids' school admission, and my wife's priority is a safe neighborhood. Harmony Group has some options. But I'm honestly torn between buying a flat or a small plot and building. With current EMIs, I'm worried about builder payment traps too. Any thoughts on plot vs flat returns in Ghaziabad for a family home?

Harmony Group se toh bach ke rehna! Mere ek relative ne booking karayi thi unke project mein Afzalpur mein. Possession date pe date dete rahe, saal bhar delay ho gaya. EMI bhi ja rahi thi aur rent bhi. Bahut pareshaan hue the. Builder ka naam sunke hi darr lagta hai ab.
Dekho, if you can manage the initial hassle, plot is always better in the long run. We bought a small plot near Achchheja 5 years back, built our own home. Yes, it took time and effort, but now it's exactly what we wanted, and value appreciation is way higher than any flat. Plus, kids get a proper backyard! Just make sure the plot papers are clear.
