My 3BHK upgrade: super area and pre-launch confusion
Two years ago I'd have laughed at these prices, especially around Kanakapura Road. I'm currently in a 2BHK and thinking of upgrading to a 3BHK, maybe a villa from Keya Homes, but the jump is wild. Builder brochures mein sab super area dikhate hain, which is confusing. Meri understanding hai ki carpet area is what matters, right? Is the super area to carpet area ratio getting worse these days? I feel like they're just inflating numbers to make prices seem lower per sqft. Also, pre-launch offers ka kya scene hai? Builders like Prestige ya Sobha often have these, but is it a real discount ya just FOMO create karte hain? I've heard sometimes the 'pre-launch' price ends up being similar to what they offer later with some spot discounts. Should I wait for inventory to build up or jump on an early offer for a project near say, Electronic City? What's your experience with actual savings from pre-launch?
