Pune mein abhi property prices are quite high, especially for 3BHKs in developed areas like Wakad. The demand is there, so builders don't feel the pressure to drop these extra charges. I've seen projects quoting basic rates around 7000-8000 Rs/sqft, but the final all-in cost easily crosses 10,000-11,000 Rs/sqft after adding PLC, floor rise, GST, stamp duty, registration, and all these 'utility' charges. It's a huge chunk that first-time buyers often miss in their budgeting.
Sabse pehle builder se ek detailed 'Cost Sheet' maango, jisme har ek charge clearly mentioned ho. RERA website pe bhi check karo builder ka track record aur project details. Kabhi kabhi hidden charges RERA docs mein bhi mil jaate hain. Don't sign anything until you have full clarity.
U8, haan yaar, market thoda down hone ke baad bhi builders ne hidden costs kam nahi kiye. In fact, many are trying to recover by adding more 'miscellaneous' charges. My project in Ambegaon Budruk has seen multiple possession date extensions and now they're asking for extra for 'enhanced amenities'. RERA me complaint bhi kari hai but process slow hai. So, yes, the trend for extra charges is still strong.

Meri personal experience Iconic Elements (Icon Group ka hi hai) Wakad mein, 2 saal pehle book kiya tha. PLC 120 Rs/sqft tha aur car parking 3 Lakhs. Plus, society formation charges, maintenance advance, legal fees, transformer charges... it adds up to almost 10-12% of the basic cost. Negotiation on total all-in cost is super tough, they only budge on basic rate by a small margin, say 1-2%. Baaki sab fixed bolte hain. Be very, very careful with their 'final' quote.
U4, you're spot on! Icon Group ki projects mein yeh standard practice hai. Mere friend ne Sinhagad Road pe ek project mein liya tha, same story. They don't budge much on the hidden charges. Just try to get basic rate reduced as much as possible, that's your only leverage.

Main bhi 3BHK upgrade dekh raha hoon Pune mein aur yeh PLC, parking, floor rise, utility charges... dimag kharab ho jata hai. Wakadkar Wasti specific mein kitna expect karna chahiye? Koi recent buyer hai yahan?
U2, exactly! Icon Group ka Wakadkar Wasti toh theek hai location-wise, but unka PLC generally 100-150 Rs/sqft hota hai for good views ya higher floors. Parking ke liye 2.5-3.5 Lakhs pakad ke chalo minimum. Yeh sab basic quote mein add nahi karte. Builder se clear breakup maangna padta hai.
Haan bhai, same pinch! Wakadkar Wasti ke liye specific numbers hain kya kisi ke paas? Builder sales team toh sab kuch all-inclusive batati hai, but actual mein bahut difference hota hai.
