Since January I've been shortlisting flats in this city, planning to upgrade from my 2BHK in Manikonda. Honestly, the all-in cost for a 3BHK near Hitech City is shocking. I looked at Salarpuria Sattva and after finalising the ₹1.8 Cr quote, they're now adding so many hidden charges – PLC, society setup, even some 'infrastructure development' fee I've never heard of. My budget was for the property price, stamp duty, and registration. Ab yeh extra ₹10-12 lakh kahan se laaun? Plus, they're not even budging on negotiation. Is this common practice? Have others faced these surprise costs right before possession? Kya karein iska?

I faced something similar in Alwal, but my builder was a smaller one. For big names like Salarpuria, the negotiation window is usually very small. Current market conditions mean they don't *have* to budge much on these 'standard' extra fees.
OP, you really need to check the RERA website for that specific Salarpuria Sattva project. Make sure it's registered and that all these 'hidden' charges are properly disclosed in their RERA filings. If they're not, you have a strong case. Don't sign anything without cross-checking every single detail.

Totally relate! Builders do this all the time. Mera bhi budget hil gaya tha jab aise extra costs nikle. It's so frustrating especially when you're a first-time buyer and counting every rupee.
