My 3BHK's carpet area shocker
My 3BHK in Gachibowli, listed at 1800 sqft super area, ended up with barely 1200 sqft carpet area. Really makes you think. Just moved into my flat last month, My Home project ka possession mila. Yaar, buying pre-launch sounded great for the 'discount', but ab lag raha I didn't dig deep enough into the super area vs carpet area game. Builder ne 30-35% difference bataya tha, but on paper it felt more. Is this common practice in Hyd? They show you these fancy floor plans, but actual usable space bahut kam hoti hai. Meri toh balcony and common areas ka hi itna cut ho gaya. People say pre-launch prices are good, but I wonder if that 'discount' just covers the super area padding. Next time, I'd focus more on carpet area rates. Hope this helps someone avoid my mistake.

I'm also looking at a 3BHK in Gachibowli, and the super area numbers sound amazing on paper, but I always have this nagging doubt about the actual carpet area.
