Property in Sector 150, I've noticed, often sees a 10-15% premium for certain builders. Honestly, I think everyone overestimates the long-term resale value of projects from Godrej Properties or ATS in Greater Noida. That initial premium is substantial. Are buyers truly seeing higher ROI after 5 years compared to, say, a well-executed Gaursons or ACE Group project? From my experience, the appreciation curve can flatten. I've seen builders who deliver on time and maintain quality offer better CAGR. Disagree? Tell me why.
