My 5 years in real estate, still confused by 'spot discounts'

After 5 years in this market, I'm still seeing weird builder offers. I work in real estate but buying for myself in Greater Noida is something else. Manglam Group ki ek site dekhi thi Sarai Sadar ke paas, they're offering 'spot discounts' on a 3BHK, asking ₹95L for 1600 sqft. Matlab, is this a real discount or just inflated pricing ka game? Kya builders actually spot pe price drop karte hain, ya bas kuch freebies dete hain? Should I push for a direct price reduction or prefer other benefits like free interiors? What's your experience?
