₹95 lakh for a 3BHK in Investwell SR Tower – I'm honestly questioning the appreciation potential here. I work in real estate, but buying for myself is different, man. This 'upcoming' tag feels like a red flag. What's Investwell's *actual* delivery track record? I'm worried about delays eating into capital appreciation; seen it too many times. Is there even a liquid resale market for these kinds of projects in Greater Noida if they don't deliver on time? Off the record, what's the real ground reality?

Has anyone actually checked Investwell's past projects? Delivery track record is key. If they haven't delivered anything significant before, then 'upcoming' for SR Tower is even more concerning. What's the ground reality of their previous work, if any?
Investwell ka track record? Meri ek acquaintance ne unke ek project mein book kiya tha Alistonia Estate
Totally agree, yaar. 'Upcoming' is a massive red flag in this market. Seen too many projects get stuck.
Bhai, you're not alone. ₹95 lakh for an 'upcoming' project with no RERA in Greater Noida is a huge risk, especially for a first-time buyer like us. Investwell SR Tower ka naam suna hai, but 'upcoming' aur upar se only 18 units? That sounds like a recipe for delays. My friend got burned badly with a similar 'upcoming' project near Alpha II. Possession date 2025-06-01 bhi lag raha hai thoda ambitious without RERA. What's the guarantee?
True that, 'upcoming' is just a fancy word for 'we haven't started yet'. And no RERA? Big no for me.
Haan, RERA na hona toh sabse badi problem hai. Aur 18 units? Itna small project toh builders often take lightly. My cousin had a similar issue in Ajayabpur, small project, builder just kept extending the date. ₹95 lakh is a lot to risk without proper consumer protection.
