Okay, I'll be honest — I completely underestimated how many hidden costs pop up after possession. Just moved into ACE Sector 150, and the maintenance charges are bilkul unexpected, plus they sprung a huge maintenance deposit. Gaursons projects (like in Noida Extension) mein bhi same issues hain kya? Already seeing plaster cracks. Is this normal ya main hi unlucky?

Yaar, yeh builders ki monopoly kab khatam hogi? Customer is always at the losing end. Pehle delay, phir extra charges, phir shoddy work. RERA bhi bas formality reh gaya hai.
OP, if the plaster cracks are widespread, get a structural engineer to inspect it. Their report will be strong evidence for a RERA complaint or even a consumer court case. Don't just suffer silently.
Hidden costs mein ek aur cheez add karlo - amenities jo promised the, woh poore hue ya nahi? Club house, gym, swimming pool? Often they charge maintenance for incomplete amenities.
Gaursons ki baat karein toh, Noida Extension mein unka track record mixed hai. Some projects are good, some have issues. But ACE is generally considered a notch above in terms of pricing, so quality should also be better. Shocking to hear about cracks.

U5, unfortunately, transparency is a rare commodity. You have to do your own due diligence heavily. No builder is 100% clean, just varying shades of grey.
U6, I'd say check out smaller, local builders who have a reputation to maintain in a specific area. Big names often get away with more.
Sector 150 ka average rate abhi 7500-8000/sqft chal raha hai for ready-to-move. If you got it cheaper, maybe that's why they're cutting corners on quality and charging high maintenance to recover. Just a thought.
Be careful with these 'under process' OCs. Mera ek friend 3 saal se wait kar raha hai. Builder just keeps delaying. Without OC, the building technically isn't safe for habitation, and you can't even sell it easily.
U10, he's stuck. Can't sell, can't officially connect utilities. Just living in limbo. That's why I stress OC so much.

Mera bhi same experience tha 2 years ago in a project near ACE. Builder ne toh finishing mein poora compromise kiya tha. RERA mein complaint daali thi, but it took ages. Finally, small compensation mila. Don't expect miracles, but do complain.

U4, ACE ne 2 saal ka maintenance advance le liya, around 3.5 Rs/sqft. Plus, 6 months ka security deposit. Total 2.5L extra pade, bilkul unexpected.
U5, 3.5 Rs/sqft toh bahut zyada hai! Mera ATS में 2.8 है. This is daylight robbery. Plaster cracks are just the tip of the iceberg then.
U6, ATS is premium. ACE is not. But still, 3.5 is high. For Sector 150, it should be max 3 Rs. Plus, maintenance deposit is usually 1 year, not 2 years advance. Check agreement properly, OP.
Plaster cracks in a brand new flat? Are you sure it's not just settlement cracks? Sometimes they appear initially. But if it's structural, that's a different ball game. Did you get a snagging report done?

Totally agree with OP! Mera bhi ACE Golfshire mein same haal tha. They quoted one thing, delivery pe kuch aur. Maintenance charges toh sky-high hain. Lagta hai builders ne nexus bana rakha hai.
