posted on 5 MayMy Aerocity 3BHK: How long to hold for maximum gain?
Holding property for maximum gain in Chandigarh isn't about market timing, it's about holding long enough to ride infrastructure waves. Log bolte hain market peak kar gaya, but Mohali International Airport expansion ya New Chandigarh Master Plan ka impact abhi poora dikha nahi. My 3BHK in Aerocity, bought for ₹1.5Cr, I'm thinking of holding it for another 3-4 years. Kuch log bolte hain 5-7 saal minimum. What's your experience with holding period for properties like DLF or Omaxe projects near PR7? Is 5 years ideal for maximum appreciation ya zyada wait karna chahiye? Change my mind.

This discussion is so relevant. I'm also eyeing properties in the Chandigarh region, confused between immediate livability and future growth. So for the original poster, what did you finally decide? Are you holding for 3-4 years or going for the longer 5-7 year plan based on all this feedback? It's really hard to make a final decision with so many variables.
It's a tough call, balancing immediate gains vs. long-term potential. The original poster is right about infrastructure waves; the Mohali International Airport expansion and the upcoming ring road will definitely boost connectivity and property values around Aerocity and even further towards Rasulpur. But 5-7 years is a long time. What's your exit strategy? Are you planning to sell to another end-user or an investor? That also impacts the holding period and expected returns.
I'm looking at a 3BHK in Omaxe New Chandigarh myself. The prices seem high, but the location promises a lot. Has anyone here actually taken possession in any recent Omaxe or DLF projects near PR7? What's the quality like and were there any hidden charges at the time of possession?
Seconding what U12 said. Delays are standard. Always factor in an extra 6-12 months minimum for possession dates, especially with these large-scale projects. Don't plan your move too tightly around their initial promise.
U3, my cousin recently got possession in an Omaxe project, not exactly PR7 but close to New Chandigarh. Quality was decent, not exceptional but livable. Hidden charges weren't too many, mostly maintenance advance and some registration fees which were expected. But yes, there was a delay of almost 1.5 years from the initial promised date. Be prepared for that.
I'm a bit skeptical about holding for too long. What if the market corrects? Ya phir koi better opportunity aa gayi toh? ₹1.5Cr is a big amount to block for 5-7 years. Isn't there a risk of liquidity issues or opportunity cost? I'm a first-time buyer so I'm really worried about making the wrong move.
U10, current market sentiment is generally positive for Chandigarh and its periphery. The demand for well-located properties, especially 3BHKs, remains strong. While a minor correction is always possible, major analysts are forecasting steady growth, not a crash, primarily due to the ongoing infrastructure development and increasing corporate presence. So, for the next 2-3 years, appreciation looks likely, but beyond that, it's harder to predict with certainty.
Good point, U2. But isn't the current Chandigarh market still on an upward trend? What are the experts saying about the next 2-3 years?
I totally get your point. My uncle held onto a commercial property in Manimajra for 10 years thinking it would skyrocket, but due to policy changes and new developments elsewhere, it barely appreciated beyond inflation. He missed out on investing in other faster-growing sectors. Sometimes, holding too long means you miss out on other market cycles. It's not always about just waiting.
Yaar, totally agree with you. Holding is the key, especially in areas like Aerocity. Mera ek friend ne 2015 mein liya tha, ab uska rate dekho! Log market timing karte reh jaate hain aur infrastructure play miss kar dete hain. 3-4 saal is good, but 5-7 saal mein toh double bhi ho sakta hai if the airport expansion really kicks in. Don't sell yourself short.
U7, unfortunately, delays are common with most big builders, not just DLF or Omaxe. My cousin booked with a well-known builder near PR7 a few years back, and they're still waiting for possession, original date was 2021. Always check the RERA status and talk to existing buyers in their other projects. Builders promise the moon, but ground reality can be different. Be prepared for some wait.
Sahi keh rahe ho. But DLF ya Omaxe ka track record kaisa hai in terms of delivery? Suna hai bahut delays karte hain. Possession mila kya time pe logon ko?
Absolutely! I bought a plot in Mullanpur Garibdass back in 2018 for around 50L. Everyone said I was crazy, too far, no development. But I saw the New Chandigarh Master Plan and the potential for better connectivity. Aaj uski value 1.2Cr se upar hai. Patience pays off big time. These infrastructure projects take time to mature, but when they do, the jump is significant. Don't listen to the noise, trust the long-term vision.
