Okay, I'll say what no one says: pre-launch deals in Bengaluru are mostly a marketing gimmick. Sab bolte hain early bird discount milta hai, but is it real savings? My builder, SNN Estates, showed a 3BHK in Akshayanagar for ₹1.4 Cr. I feel hidden costs and zero negotiation just eat up any "discount". Yaar, can we even negotiate ₹5L off a ₹1.4 Cr property anymore? Change my mind.

Totally agree with the original post! Yeh pre-launch offers toh bas naam ke hote hain. Jab tak aap pura payment structure dekhoge, tab tak saare 'discounts' gayab ho jaate hain. Mera bhi same experience raha hai, builder ne base price kam dikhaya but then floor rise, amenity charges, car parking sab add karke itna high ho gaya ki regular rate se zyada hi pada. Negotiation toh ab almost impossible hai, especially for a good project in Akshayanagar.
