My Akshayanagara West flat: Negotiation reality check

Did a site visit to Ishtika Homes in Akshayanagara West last month. I'm still wondering how much negotiation is actually possible in Bengaluru. I managed maybe 2% off the base price. Did anyone get a significant discount, like 5-7%? Or is it mostly about freebies, like waived PLC or parking? Just moved in, and the all-in cost was still surprising. What negotiation tactics worked for you?
