Currently in a 2BHK in Sector 78, already have a home loan, so this upgrade to a 3BHK or villa needs solid ROI. For a ready-to-move property in the ₹4-9 Cr bracket, is the rental yield actually decent in Noida Extension? I'm worried about it becoming a 'ghost society' if the investor ratio is too high, affecting future resale liquidity. What's the real capital appreciation potential here over the next 5-7 years?
