Just moved into Ambika Apartment in March. Ready possession was great, but the floor plan feels a bit tight. Anyone checked Swaraj Homes Dilshad Garden? Wondering about their carpet area efficiency and what under-construction was like.

U1, I'd say stick to RERA registered projects only. Swaraj Homes RWA Pocket N Dilshad Garden ka jo price range aur status dikh raha hai, it sounds like an old society's resale flat ya fir small builder floors. If it’s not a full-fledged project by a known developer, the 'under-construction' part is super risky. Better to pay a little more for peace of mind.
I booked an under-construction flat in Ghaziabad, not Delhi, but the experience was a nightmare. Possession delayed by 3 years, then extra charges for 'amenities'. Swaraj Homes agar under-construction mein hai aur details clear nahi hain, toh bahut risk hai. Kya pata funding issues ho ya approvals pending ho. ₹38 L ka investment, aise hi thodi kar denge.

Dilshad Garden mein ₹38 L mein kuch milna mushkil hai, agar N block ki baat ho rahi hai. Unless it's a very small 1BHK ya fir bahut old property. Current market conditions in Delhi are pushing prices up, especially for ready-to-move. Under-construction ka toh risk alag hai.
Swaraj Homes Dilshad Garden ke baare mein zyada info nahi milti. I visited a few properties near Anand Vihar last year and the carpet area claims versus actuals were shocking. Builders play a lot with super built-up. Always get a tape measure, that’s my only advice. Don't trust brochures.

Totally agree with U5! I almost got trapped near Alaknanda with a builder promising 1200 sq ft but carpet nikla 750. Yeh builders ka standard trick hai. Swaraj Homes ka toh naam bhi pehli baar sun raha hoon, especially with that 'null' status.
