₹2.5 Cr for a 3BHK at Prestige Ferns Residency feels like a big step up from my current 2BHK. I've visited a few completed projects, and the biggest thing I'm noticing is how different advertised amenities are from reality. For Ferns Residency, the clubhouse and sports facilities look great on paper, but are they actually well-maintained and *used* by residents? I'm thinking of upgrading, and already have a home loan, so this price jump needs to be justified. What's the daily livability like? Are there decent schools close by for kids, and is the society vibe friendly or more isolated? Getting real user feedback beyond the brochure is key. Hope this helps someone else looking too.

Totally get what you mean! I almost booked a flat in Akshayanagar last year, the brochure showed a grand swimming pool and a fully equipped gym. When I visited, the pool was always dirty, and the gym had like three broken machines. It's so frustrating how builders oversell. ₹2.5 Cr is a huge amount, you really need to see those amenities in action. For Ferns Residency, I've heard mixed reviews about maintenance, especially for older completed projects. The 'vibe' is super important, especially if you have kids.
