Ansal Aastha Mig Zone ka brochure aur reality alag hai, I swear. I just moved in a couple of months back, and brochure mein jo amenities dikhaye the na, half of them are barely functional. The "clubhouse" is just a hall, swimming pool ka maintenance bilkul zero hai. Kids play area bhi broken swings ke saath hai. Society community vibe is okay, but yeh amenities ka fraud bilkul pasand nahi aaya. Maintenance charges bhi itne high hain for what? Koi aur hai jiske saath aisa hua Ansal Aastha mein? What did you guys do?

This is exactly why you need to do thorough due diligence, especially in today's Rajkot market. Builders are cutting corners to keep prices competitive, but it's the buyers who suffer. I've heard similar stories about projects even in areas like Krishna Kunj, where the initial promises are grand but reality is a letdown. Always talk to existing residents before buying, that's my biggest tip.
I remember seeing this project. The price range was around ₹29 L – ₹30 L, right? For a possession date of 2022-06-01, it seems like a lot to pay for such poor amenities. What was the actual possession experience like for those who moved in?
Smooth? Not at all. The official possession date was June 2022, but many of us faced delays due to incomplete work. We had to push hard to get our keys, and even then, the finishing was shoddy. It felt like they just wanted to hand over and wash their hands off it. My friend in Krishna Kunj faced similar issues with a different builder, so it's not just this project.
Was the possession process smooth at least, or were there delays?
Yes, that's the price range. And absolutely, paying that much and then dealing with broken amenities is just not fair. It's a huge investment for first-time buyers like us.
Is this the same Ansal that has projects near Krishna Kunj as well? Their reputation for amenities has always been a bit shaky. Did you check the RERA number before booking? Sometimes that helps to hold them accountable.
That's a good question. RERA primarily ensures project completion on time and as per specifications, but amenity quality can be a grey area. You can complain, but proving the 'brochure vs. reality' for subjective things like 'functional' amenities can be tough. It's more effective for structural issues or outright missing facilities. For maintenance, the Residents Welfare Association (RWA) usually takes over.
So, if it's RERA registered and completed, can't we complain about the amenities not being as promised in the brochure? What's the point of RERA then?
Yes, the RERA number is UPRERAPRJ5670 for Ansal Aastha Mig Zone. It's listed as completed.
Oh no, this is so disheartening to hear. I was looking at Ansal Aastha Mig Zone for my first home. This builder ka track record sunke toh darr lag raha hai. It's so hard to trust anyone these days.

I'm in the C block, and it's pretty much the same situation. The issues are widespread across the project, not just one tower. The swimming pool has been out of order for ages. It's a general problem with the builder's commitment post-possession.
Which block are you in? I'm considering a flat in Ansal Aastha Mig Zone but this sounds really bad. Is it the same for all towers?
Totally relate! My friend also bought a flat there, and he's constantly cribbing about the high maintenance charges for non-existent facilities. Builder sirf sapne dikhate hain.
