The Antriksh Golf View I keeps coming up in my search. Being in Dubai, site visits are tough. I'm concerned about construction quality in Noida Extension. Investors, kya after 2-3 years cracks ya seepage issues common hain? How does poor quality affect resale value and tenant retention? Also, Antriksh Golf View I ke promised amenities — are they actually delivered and well-maintained? Clubhouse facilities, for instance, kya daily use hote hain ya just ghost facilities? Maintenance charges vs. service quality?

NRI investor ke liye toh aur risky hai, site visit ke bina. Noida market abhi bahut volatile hai, especially in areas like Alpha-II Commercial Belt. Resale value kaafi depend karti hai quality pe. If the society feels run down after 5 years, tenant retention will be tough. Kisi ko current rent yields ka idea hai Antriksh Golf View I mein?
U9 is right, Noida market is tricky right now. While prices haven't crashed, appreciation has slowed down significantly in Noida Extension compared to earlier. Plus, with so many new projects coming up, competition for tenants is high. So, quality and maintenance are key differentiators now for both resale and rental.
U9, for a 2BHK, rent yields are roughly ₹12k-15k, depending on furnishing and condition. For 3BHKs, maybe ₹18k-25k. It's not great, but it's okay. Tenant retention is an issue if the building looks neglected.
The project was completed in 2018, so maybe the initial issues are sorted now? I visited a friend living there last year, clubhouse looked decent but didn't check it thoroughly. Main concern is maintenance charges, are they reasonable for the service?
Haan, possession date toh 2018-09-12 hai. So it's an old society now. But older societies sometimes have better established resident welfare associations (RWAs) for better management.
U7, maintenance charges are around ₹3.5-4 per sqft, which is standard. But service quality is inconsistent. Sometimes things get fixed fast, sometimes it takes ages, especially for common area issues.
Price range ₹72 L – ₹4.5 Cr is huge! Budget mein toh 2BHK hi aayega. Amenities ka kya scene hai, genuinely use hote hain kya?
Price range mein flats size ke hisaab se hai. 2BHKs around 75-85L mil jaate hain, but quality remains the question.
U5, my friend lives there. The clubhouse is functional, gym and pool are used, but sometimes the maintenance is hit-or-miss. It's not a 'ghost facility' but don't expect 5-star resort level upkeep.
Totally agree with the quality concerns. My cousin booked in a different Antriksh project nearby, not Golf View I specifically, but in Alpha II, and they had a nightmare with possession delays and then shoddy finishing. I heard Golf View I also had delays before its 2018 possession. RERA number UPRERAPRJ10343 toh hai, but builder ka reputation matter karta hai, aur inka track record toh mixed hi hai.
U8, my cousin did face minor seepage after the first monsoon, which was a pain to get fixed. The builder's after-sales service was also very slow. It’s not just about getting possession, it's about what happens *after* possession. For an NRI, managing these issues from abroad would be a huge headache, trust me.

Haan bhai, builder ka naam sunke hi darr lagta hai. Mere ek dost ne bhi ek project mein book kiya tha, Ajayabpur ke paas, same issues. Possession milne ke baad bhi 6 mahine tak kaam chalta raha.

Sahi kaha. I'm more worried about the amenities. Brochure mein toh sab world-class dikhta hai, but baad mein pata chalta hai ki half of them are non-functional or poorly maintained. Clubhouse ka toh naam hi reh jaata hai.
Exactly! Budget mein toh yahi options dikhte hain but phir quality ka darr lagta hai. Kya karein, samajh nahi aata.
