Since January I've been checking Arihant projects in Sector 158. Builders ka spot discount policy samajh nahi aa raha. Secondary market mein real negotiation possible hai kya, ya woh bhi limited hai?

U8, Arihant Ambar mein they are quoting around 6500-7000 per sqft for 2BHKs, depending on the floor and view. But this is just base price, add all the other charges and it easily goes up by 1000-1200 per sqft. So effectively, 7500-8000 tak pad jaata hai.

Generally, 5-10% tak mil jaata hai if you're lucky. Lekin Arihant ke case mein, unke projects mein secondary supply kam hai, toh negotiation margin utna nahi milta.
Haan yaar, builders ka toh pura business model hi confusion pe chalta hai. Pehle kuch dikhaenge, phir hidden charges, floor rise, PLC, view charges... list lambi hai. Sector 158 mein Arihant ke projects dekhne mein toh acche lagte hain, but final cost hamesha budget ke bahar jaati hai.
