Since moving into my new flat near Gunjur Palya last month, I've been thinking. Everyone glorifies new launches from Prestige or MJR Builders. But honestly, I think secondary market deals are where the real value is in Bangalore. You can negotiate way more on a resale 2BHK around ₹90L than on a new one. Is anyone else finding underpriced gems in older properties, maybe near Metro expansion zones? New projects just feel inflated with all the PLC and hidden costs. Change my mind.

Totally agree with you, bhai! New launches are all about the builder's branding and not actual value. The 'launch discount' is just a gimmick to inflate the base price. My cousin bought a flat in a new project near Gunjur Palya and regrets it. Hidden costs ne uski budget ki band baja di.
Sahi baat hai. PLC, floor rise, view charges... it never ends! builders loot rahe hain.
