Yaar, Bangalore market mein abhi bohot fluctuation hai. Whitefield mein supply bhi kaafi hai. Agar builder ka track record nahi hai, toh resell value bhi mushkil ho sakti hai. Plus, loans bhi thoda tough milte hain naye builders ke projects ke liye.
Sach mein? First project hai? Phir toh customer support bhi kaise hoga pata nahi. Inka RERA number check kiya kya kisi ne? Sometimes, naye builders ke paas proper approvals bhi nahi hote.

Maine RERA site pe check kiya tha, Chaitra Constructions ke naam se koi project listed nahi mila under 'completed' or 'ongoing' for Bangalore. Maybe they registered under a different name? But agar 'Chaitra Greenwoods' ke naam se search kar rahe ho toh kuch nahi dikhega. Yeh toh major red flag hai.
Main bhi kuch time pehle Whitefield mein dekh raha tha. Chaitra Greenwoods ka brochures dekha tha. Unhone bola tha ki yeh unka first project hai. First-time builders se hamesha risk rehta hai, especially construction delays aur quality issues. Mere friend ka experience Adigara Kallahalli mein ek naye builder ke saath bahut kharab raha tha, possession 2 saal late mila.
Dekho, Whitefield mein prices already high hain. Agar builder naya hai aur track record nahi hai, toh ROI ka risk bahut high hai. Meri advice hai, avoid karo.

Sahi keh rahe ho. I specifically asked their sales guy, unhone bola tha ki parent company ka dusra business hai, real estate mein naye hain. Matlab, builder ka 0 projects waali baat sach hai. Aur unhone Aavalahalli mein ek small plotting project ka mention kiya tha, but not a full apartment complex.
Haan yaar, exactly. Main bhi search kar raha tha, inka koi info nahi mila. Isiliye toh U1 ne poocha hoga.
