Hemmiganahalli area ka potential abhi bhi under-rated lagta hai, from my experience. KIAL T2 expansion aur Peripheral Ring Road ka impact yahan bahut bada ho sakta hai, I've seen this pattern before with other infra projects. Log abhi bhi Whitefield ya Sarjapur dekh rahe hain, but Bidadi corridor mein kya abhi bhi good investment windows hain for a 2BHK around ₹80-90L? Metro connectivity bhi aa rahi hai. Is it too late to jump in for good ROI, ya abhi bhi kuch builders ke paas affordable options hain before prices shoot up? What's your take?

I've been burned before by promises of infra development that never materialized on time, especially in emerging corridors. Can anyone share RERA registered projects in Hemmiganahalli that are still offering 2BHKs in the ₹80-90L range? What's the possession timeline looking like for those?
Yaar, I don't know. I checked out a couple of projects there last month, and ₹80-90L for a decent 2BHK felt like a stretch already. Builders are quoting upwards of ₹6000/sqft for anything half-decent in that range. Is that really 'affordable' for a first-time buyer like me? Maybe for a 1BHK, but not a 2BHK.
Totally agree, bhai! Hemmiganahalli has been on my radar too. Friends who bought near Attibele / Hosur Road outskirts a few years back saw their prices jump significantly. Bidadi feels like that sweet spot now, especially with the proposed Metro line. ₹80-90L for a 2BHK is still doable if you look hard enough, I feel.
