My big upgrade dilemma: Pari Chowk's hidden problems?

Pari Chowk Greater Noida keeps coming up every time I shortlist something. I'm currently in a 2BHK in Sector 10 and thinking of upgrading to a 3BHK or villa. Already have a home loan, so this next move is big. Everyone glorifies Pari Chowk's connectivity and future, but nobody talks about the potential risks. Kya yeh sirf hype hai? Builder delays, OC issues for older projects, ya phir maintenance problems in Phi II. Is the premium price really worth it if these problems are common? Change my mind.
