My biggest worry buying in Pune: amenities vs. reality
₹75,000 rent every month – I'm just done with it. Finally taking the plunge to buy in Pune. Everyone talks about the fancy amenities and 'lifestyle' builders promise. But yaar, after 2-3 years, what's the real scene? I'm looking at places like Kosmic Kourtyard Phase 1, and the brochures look amazing. But does anyone actually use those huge clubhouses and swimming pools? Or are they just for show, empty most of the time? My biggest worry is high maintenance charges for facilities that become 'ghost facilities' after a year. Is it just me or do builders over-promise on these things just to inflate the price? The EMI vs rent math only works if the maintenance isn't draining your pocket for nothing. Change my mind.

Totally relate, bhai! ₹75k rent is insane. I'm also looking in Pune and the amenity trap is real. Har brochure mein infinity pool aur mini-theatre dikhate hain, but I always wonder, will anyone actually use them after the initial hype? My biggest fear is getting stuck with a high EMI AND high maintenance for something that's just for show. Glad someone else is feeling this.
Haan bhai, same experience. Builders ka toh bas dikhaava hai. My cousin booked in Amanora
