My broker brain is struggling with Gurugram's real costs
Advertised price per sqft is usually a sham, I know builder tricks. Comparing JMS The Nation vs Tata Arabella. Arabella ready hai, but price tag high. JMS mein hidden costs aur super area vs carpet area ka game samajh nahi aa raha. What's the *real* carpet area efficiency and actual amenities usage for both? Koi off-the-record advice on final costs?

Gurugram mein abhi market thoda volatile hai, especially for projects near Airport Road. Builders are pushing hard. For JMS The Nation, apart from the price, check their construction quality and past projects. Carpet area efficiency for ongoing projects is usually a guess. Try to get a site visit and talk to existing buyers if possible. Don't just rely on brochures.
Arabella ka price high hai, I agree. But at least you're not paying EMI and rent simultaneously for years. Kya koi bata sakta hai Arabella mein final cost per sqft kitna pada after all charges? Maintenance bhi high hoga wahan?
₹13,000 per sqft is too much for a first-time buyer. JMS The Nation ka base price ₹2.2 Cr hai, even if it adds up, it might still be cheaper. But then again, the delay risk...
Haan, maintenance Arabella mein high hai. Depends on the size, but easily ₹10k+ for a decent 3BHK.
Arabella mein mere ek relative ne liya tha last year. Final cost including all charges, stamp duty, registration, around ₹12,000-₹13,000 per sqft pada tha. Price tag high hai, but quality bhi hai.
JMS The Nation ka GGM/543/275/2022/18 RERA number toh hai, but track record dekhna padega. Total units 285 hain, kaafi bada project hai.
Yaar, JMS The Nation is still ongoing, possession date 2027-02-01 hai. Mera ek dost फस गया था aise hi ek ongoing project mein Basai road pe, 2 saal delay ho gaya. Ready to move ka fayda yeh hai ki at least you know what you are getting. Carpet area efficiency toh builders batate hi nahi theek se, they just quote super area and confuse you.
JMS ke baare mein toh nahi pata, but my cousin booked in a project near Badshahpur. Developer ne 3 saal delay kar diya aur phir construction quality bhi compromise kar di. Ongoing mein advance mein hi sab details clear karwa lo, especially penalty clauses for delay. Carpet area ka detail plan bhi maango.

Bhai, exactly my thoughts! Yeh hidden costs aur carpet area ka chakkar toh sabse bada headache hai. JMS The Nation ka price range toh theek lag raha hai (2.2-3.3 Cr), but wahi darr hai ki final bill kitna aayega. Tata Arabella ke rates sunke hi darr lagta hai, but ready to move ka sukoon bhi hai.
Maintenance Arabella ka 10-12k toh hoga hi, for a 3BHK. Budget manage karna mushkil hai.
