Okay I'll be honest — I completely underestimated the broker game in Greater Noida. We're searching for a 3BHK in Sector 158, near a good school for the kids. My wife thinks brokers just push projects like Hans Group for commissions. Can you get better spot discounts via them? Or is going direct smarter? Any tips on finding price correction zones?

Totally understand your dilemma. Hum bhi 3BHK dekh rahe hain Greater Noida West mein, near Alpha II. Brokers ne toh confuse kar diya hai poora. Spot discounts milte hain kya sach mein, ya bas bolte hain? Aur ye price correction zones ka kya matlab hai?
Price correction zones matlab jahan prices overvalued ho gaye the aur ab wapas neeche aa rahe hain, ya jahan supply zyada hai demand se. Greater Noida West mein kuch pockets hain, especially near the upcoming metro expansion. Try to research those areas.
Spot discounts milte hain bhai, but woh season aur inventory pe depend karta hai. Abhi market thoda slow hai, toh chances hain.

Meri cousin ne direct builder se deal ki thi for a flat in Alpha I Greater Noida, but broker ne usko better spot discount dilwa diya tha end mein. Builders often keep some margin for brokers. So, it's not always better to go direct. Negotiate hard with both sides.
