₹2.5 Cr for a 3BHK in Golf Course Extension — is this normal now? I'm currently in a 2BHK in Sector 57, thinking of upgrading. Visited a few projects by DLF and M3M. Delivery track record seems okay, but yaar, the hidden charges at possession are just too much. PLC, EDC, registry costs — they just keep adding up. Emaar ya Godrej mein bhi same scene hai kya? Matlab, itna extra amount at handover, it's frustrating. Already have a home loan, so this EMI jump is huge. Anyone faced this with these builders? What was your actual final cost?

Bhai, you're not alone! This 'hidden cost' thing is a nightmare. I was looking at a project near Airport Road (Gurgaon side) last year, quoted ₹1.8 Cr for a 3BHK, but the final estimate with all these charges pushed it beyond ₹2.1 Cr. It's so misleading!
Totally relate! I'm eyeing something in Badshahpur and the broker mentioned 10-12% extra for these charges. Is that a standard percentage or are they
