Negotiating property prices in Bengaluru feels like pulling teeth, even for someone who knows the market. I'm looking at a 3BHK with Avenew Projects in Cooke Town, advertised at ₹1.8 Cr. But the builder won't budge much. They quote one price, then suddenly there's PLC, floor rise, parking, and maintenance deposits that add lakhs. It's like they have a no-price-drop policy but just inflate the final bill. How much can you *actually* negotiate off the base price here? And what are the real 'surprise' costs that pop up just before possession? I'm frustrated with this smoke and mirrors game.

Totally relatable! I'm looking in Marathahalli and facing the exact same issue with a different builder. They show a base price, then BOOM, suddenly there's IDC, EDC, club membership, GST... it just keeps adding up. It's so disheartening for first-time buyers like us. How do you even compare properties fairly?
Exactly! My agent told me 'negotiation is only on base price, not on statutory charges'. But what *is* the real base price then if it keeps changing?
