posted on 4 MayMy Burari Affordable Homes possession, unexpected resale insights
Got possession of my 2BHK at Burari Affordable Homes in March. Honestly, initial rental yield expectations jo brokers ne bataye the, actual mein thode kam hain. But I've found out the resale market yahan kafi liquid hai for smaller units. Mere ek friend ne 1BHK becha last month, surprising quick sale hua. Is this because of a high investor ratio here? I'm thinking long-term capital appreciation ke liye resale liquidity important hai. What are your thoughts? Hope this helps someone.

I actually checked the RERA for Burari Affordable Homes. The listed price range was ₹23 L – ₹90 L, which is quite broad. For a 2BHK, what was your final acquisition cost, including
Resale liquidity for smaller units in Burari? Hmm, I'm a bit skeptical. Usually, 'affordable homes' means smaller margins and slower appreciation in the long run, unless there's a major infrastructure boost. Plus, I did a quick check on a property portal and it showed Burari Affordable Homes has 0 units currently available for sale from the builder. Is this even a full-fledged project or just a very small development? That 0 units data point makes me nervous.
That's a valid point U5. The 0 units thing is concerning. Does anyone know about the builder's track record? Are they known for delivering projects on time and with good quality? As a first-time buyer, I'm already stressed about hidden costs, don't want to add builder reliability to the list.
U5, I get your skepticism, but sometimes these smaller projects, if well-located, can surprise you. My cousin had a similar situation with a 1BHK near Anand Vihar. Builder ne bola tha 2 saal lagेंगे, par 3.5 saal mein mila. But when he sold it after 5 years, it was a quick sale with decent profit due to metro connectivity improving. Liquidity doesn't always mean high appreciation, but it's crucial for exit strategy.
Oh wow, that's great news! I was looking at Burari too, but heard mixed reviews. Good to know about the resale market for small units, that's a big relief. What was the price range like when you booked your 2BHK? Mera budget bhi tight hai, so trying to figure out affordability.
Glad you got possession in March. Builder ne aur kitna time liya? I've heard so many horror stories about possession delays for affordable housing projects. Was your experience smooth, or did you face any unexpected issues?
Sahi keh rahe ho U2! Mera bhi same experience hai, small units ki demand hamesha rehti hai. Mere ek colleague ne Alaknanda mein ek 1BHK becha tha, within weeks nikal gaya. I think liquidity is key for first-time buyers like us, who might need to sell in 5-7 years due to job changes or family expansion. Cautiously optimistic about Burari now.
