Honestly, buying my 2BHK near Cantonment, True Blue Realty se, has me stumped. Super area aur carpet area ka game abhi bhi chalta hai, even for insiders. Kitna inflate karte hain yaar? 30% difference normal hai kya? Koi builder actual carpet area pe deal karta hai ya sab bas super area dikhate hain? Tips to verify?

Look, while the super area game is frustrating, it's not going away. The key is to compare apples to apples. Get the carpet area of multiple projects you like, and then calculate per sqft price based on *that* carpet area. Also, factor in the amenities and location.
My experience was similar. We almost finalized a flat in Aavalahalli, and the sales guy was so smooth. Only when I insisted on seeing the detailed layout with dimensions, did I realize how much space was wasted in common passages *inside* the flat that they still counted. It was disheartening. We walked away from that deal.
Nahin yaar, they just said 'this is standard practice' and didn't budge. That's why I think these builders have a nexus. It's like they know we first-time buyers don't have much choice and are easily pressured.

True Blue Realty ka track record waise bhi mixed hai, especially in that Cantonment area. But 30% difference is definitely on the higher side. RERA rules say carpet area is mandatory to disclose, but implementation is weak. I saw a project in Akshayanagar where it was only 20% difference, which itself felt like a lot.
RERA website pe jo hota hai, woh initial disclosure hota hai. Final agreement mein dekhna padta hai. Builders often include balcony area and even outer wall thickness in carpet area to inflate it slightly, which is technically not allowed as per pure definition. Always ask for the architectural plan with dimensions to verify.

Totally agree! My cousin booked in Adigara Kallahalli, and later found out the actual usable space was way less. It's a common trick.
