My Chandigarh investment dilemma: quality concerns
Since January I've been shortlisting flats in Chandigarh for investment. Being based in Dubai, it's tough to do site inspections myself, so I rely heavily on community feedback. I'm looking at Raheja Winterwoods and Omaxe Celestia Royal in Mohali/New Chandigarh areas, mainly for a 3BHK around ₹1.5-2 Cr. My main concern is construction quality. Yaar, pictures toh sab achhe dikhate hain, but what's the reality after possession? Are there common issues like plaster cracks, seepage, ya finishing problems with either Raheja or Omaxe? Also, what about the subcontractor quality used by them? I'm worried about long-term durability and maintenance. Any insights on how well these societies are maintained a few years down the line? Since I'll need a property manager, I can't be there to oversee small issues. Need to ensure the build quality is solid from day one. Any experiences, good or bad, would be super helpful.

Bhai, construction quality toh lottery hai. Maine Mullanpur Garibdass mein ek project mein flat liya tha 2 saal pehle, aur abhi se seepage issues start ho gaye hain bathroom walls mein. Builder ne promises toh bade bade kiye the, but after possession, they are hardly responsive. Plaster cracks toh common hain. Jab aap Dubai mein ho, toh yeh choti choti cheezein manage karna bahut mushkil ho jayega. Property manager bhi daily check nahi kar sakta. Mera toh suggestion hai ki ready-to-move options dekho, jahan aap physical inspection kar sako ya kisi trustable person ko bhej sako.
U7, mera toh 'Green Valley Heights' tha. Naam sunne mein achha lagta hai, but experience utna green nahi raha. Seepage ka issue toh ek common problem ban gaya hai New Chandigarh ke kai projects mein, especially during monsoon. Sub-contractors ki quality mein compromise

Dekho, Omaxe ka naam toh hai, maine Lucknow mein unke project mein investment kiya tha. Quality wise theek tha, but yes, delays were a factor. Chandigarh mein market conditions thodi alag hain. Make sure you check their RERA status for the specific project you're interested in. Sometimes different projects by the same builder can have varying quality standards due to different contractors.

Aap Raheja aur Omaxe ki baat kar rahe ho, but ek cheez dhyan rakhna – Raheja Universal ka toh 'Total Projects: 0' dikha raha hai, as per RERA data. Iska matlab hai ki unka Chandigarh mein koi project complete nahi hua hai ya unka track record yahan par naya hai. Naye builders par quality ka risk hamesha rehta hai. Omaxe ka phir bhi thoda naam hai, but unki bhi delays aur after-possession issues suni hain. Kaafi cautious rehna padega.
Totally agree with U3. Builders ka common funda hai, starting mein sab chamakta hai, baad mein asliyat dikhti hai. Maintenance toh sabse bada headache hai.
U2, Omaxe ka bhi mixed bag hai. Mere ek dost ne Ludhiana mein Omaxe mein liya tha, possession mein do saal ka delay hua aur finishings mein kaafi issues the – cracks, bathroom fittings loose. Unko toh property manager rakhna pada tha shuru se hi. Aur Chandigarh mein bhi unke projects ke baare mein maine suni hai ki initial quality theek hoti hai, but long-term maintenance mein society manage nahi kar paati. So, yes, be very careful with both.
Sahi keh rahe ho yaar. 'Total Projects: 0' sunke toh aur darr lag raha hai. Maine bhi Raheja ke baare mein kuch zyada reviews nahi dekhe. Omaxe ka kya scene hai? Unki Celestia Royal kaisi hai construction wise? Koi idea?
