My Chandigarh property hunt: Saini Bhawan reality?
Zirakpur mein Saini Bhawan ke projects... honestly, unki marketing aur reality mein bahot farak hai. Everyone glorifies their locations, but nobody talks about the actual carpet area. I've seen this pattern before, super area itna inflated dikhate hain, par andar jaake dekho toh 2BHK bhi chhota lagta hai. My calculations show a significant difference from RERA guidelines, which is a major red flag for investors like me. Aur possession experience? Meri friend ka Saini Bhawan project mein haal hi mein handover hua, it was a nightmare. Unnecessary delays, phir final payment ke time pe hidden charges ka naya list. Builders usually play these games, but for Saini Bhawan, it felt excessive. Like, post-possession maintenance charges bhi exorbitant bata rahe the, almost ₹5000-6000 per month for a 3BHK in Aerocity. Yeh toh bilkul justified nahi hai. Is it just me, ya Saini Bhawan ki reputation mein yeh issues common hain? Should one still consider them for a 90L to 1.5Cr budget? Change my mind.
