Okay, I'll be honest — I thought buying resale in Chandigarh would be simpler than new. Sector 24C mein kuch deals dekh raha hoon. Secondary market mein kitna negotiate kar sakte hain? Builder se direct deal se better price milta hai kya, ya sab same hai? Any hidden costs in resale?

Yaar, negotiation toh bhool jao. Main pichle teen mahine se ek flat dekh raha tha Sector 38 mein. Seller ne ek paisa bhi kam nahi kiya. Bolta hai 'market rate hai'. Mullanpur mein toh abhi bhi under-construction projects 5500-6000 per sqft chal rahe hain. Sector 24C mein toh 8000+ hai! Toh price difference kaafi hai, lekin location ka bhi farak hai.

Usne socha sab clear hai, but registration ke time pata chala ki previous owner ne maintenance dues clear nahi kiye the. Poore 6 mahine ke dues isko bharne pade! Always get a NOC from the society or RWA to be safe. Also, check for any pending property tax. Yeh sab pehle se confirm karna zaroori hai, warna budget hil jata hai.
