₹1.8 crore for a 3BHK in County 107 feels like a lot, especially with the hidden costs. I'm in a 2BHK in Sector 78, thinking of upgrading. Visited Godrej and ATS projects there, aur unke maintenance charges sunke dimag kharab ho gaya. Is it just me, ya sabko lagta hai ki these charges are way too high? Also, any other hidden costs for new residents I should know about? Already have a home loan, can't afford any more surprises. Is the premium for County 107 really justified with all this?

Exactly! My friend bought a 2BHK in Sector 78 last year, right next to your current place probably, and even he's struggling with the maintenance. Builders quote one rate, then after possession, it doubles. And don't even get

@U2 Absolutely right! My cousin bought in a similar 'premium' project and was shocked by the IFMS. It was almost ₹2-3 lakh upfront! Plus, they have a separate charge for common area electricity, even though it's supposed to be covered by maintenance. Builders play smart with these terms. Always get a detailed breakdown in writing before signing anything. Don't trust verbal assurances.
@U2 For power backup, usually it's a separate charge based on usage, or a fixed monthly charge per KVA. Very rarely included in the base maintenance. So, yes, add that to your list of hidden costs!
Totally agree, bhai! County 107 ka naam hi premium hai, but yeh hidden charges toh kuch zyada hi ho gaye. I visited a project in Alpha I Greater Noida and unka bhi maintenance sunke I dropped the idea. Lagta hai sab builders ka yahi haal hai.
@U1 Haan yaar, Alpha I Greater Noida mein bhi yahi scene hai. They lure you with base price but then add-ons make it impossible to plan. I'm now exploring options closer to Alpha-II Commercial Belt, hoping for better value, but even there, the per sqft rates have seen a significant jump recently. It's a constant struggle to find something that fits both budget and expectations.
