Okay, I'll be honest — CPA Homes ki appreciation expectations se kam rahi hai. Jab pre-launch mein liya tha, laga tha achha ROI dega. But ab completed hai, current resale market thoda sluggish lag raha hai. What's the actual rental yield people are getting from a 2BHK there? I'm calculating max 2.5-3%, which is low. Also, is the investor-to-end-user ratio high? High investor ratios often impact future capital gains and liquidity. Any insights on long-term growth ya exit strategy?

Rera Not Applicable? Is that even safe? What's the catch here
Totally agree with you, bhai! Even I was looking at CPA Homes for a 2BHK, but the numbers just aren't adding up. 2.5-3% rental yield is a joke for a property in this price range. I mean, ₹24 L – ₹69 L is a big investment for such low returns.
