Since January I've been shortlisting flats in Sector 73, and honestly, the 'all-in' cost builders quote, like Sethi Group, never includes everything. My question: what's the realistic hidden charge percentage you've seen surface at possession? And how much negotiation margin is truly possible on the base price in Greater Noida?

Honestly, the market is a bit slow right now, so builders are more willing to negotiate than before. But it depends heavily on the project and how many units are unsold. For a prime location like Sector 73, they might be a bit rigid. Try pushing for free amenities like car parking or modular kitchen instead of direct price cuts. Sometimes that works better.
Based on my experience last year in Alpha-II Commercial Belt, for ready-to-move properties, you can push for 5-7% if the project has inventory. For under-construction, it's tougher, maybe 2-4% on the base price, plus those freebies. But builders are smart, they'll recover it somewhere else.
Sahi kaha aapne, market thoda down hai. But direct price cut pe kitna expect kar sakte hain? 2-3% bhi mil jaye toh badi baat hai ya aur zyada?

You hit the nail on the head. I was looking at a project near Alpha II, Greater Noida, and the 'final' quote had so many hidden charges like club membership, power backup, IFMS, maintenance for 2 years, parking... it added almost 12-15% to the base price! Mera toh budget hi hil gaya. Did you get any clear breakup from Sethi Group or other builders?
For my flat in Alpha I, the hidden charges, including registry, stamp duty, and all the connection fees (electricity, water, gas), came to about 14.5% of the agreement value. This was for a 2BHK. Plus, there was a 'preferential location charge' (PLC) which was not clearly mentioned initially.
Same here! Alistonia Estate mein bhi yahi scene tha. They just want to show a low per sqft rate.
Haan, Sethi Group ka toh pata nahi, but ek aur builder ne mujhe detailed breakup diya tha, but only after I pushed hard. Even then, kuch charges were 'estimated'. My advice, get everything in writing, even the estimated ones.
Totally relate, bhai! Builders ki yeh strategy hai. They hook you with a lower base price aur phir add-ons se bill badha dete hain. Sector 73 mein toh kaafi builders ka yahi haal hai.
