My Delhi 3BHK hunt: The real all-in cost surprise

Honestly, I'm feeling so lost trying to upgrade. Currently in a 2BHK, eyeing a 3BHK in Jamia Nagar. Builders like Gem Homes And Realtech Pvt Ltd quote one price, but then EMI ke alawa kitne hidden charges lagte hain? Like PLC, parking, maintenance deposit, electricity infrastructure fees... it's just too much. Does negotiation even work in Delhi? Kitna realistically kam karwa sakte hain from the listed price? My budget is around 2 Cr, but the all-in cost seems way higher. Has anyone else faced this confusion?
